The Gilmore, a $200 million mixed-use development, will break ground in April 2025 at the northwest corner of Val Vista Drive and Germann Road in Gilbert. Spanning 35 acres, the project will feature 197,000 square feet of commercial space and approximately 300 apartment units. Safeway will serve as the anchor tenant, with other businesses like Nook Kitchen and Zaxby’s already signed on. The retail portion is anticipated to open between late 2026 and early 2027, while the multifamily phase will start welcoming residents in early 2027. This site has been vacant agricultural land for years, but a rezoning request was approved by the town council in 2022 to facilitate the project. Jake Heims with Thompson Thrift Development noted that additional restaurant leases are currently under negotiation. A 105-room hotel is also proposed, although no tenant has been announced yet. The development aims to transform the area and enhance local amenities near Mercy Gilbert Medical Center.
